No longer practicing real estate

I have left the real estate business.  Oregon First is a good brokerage and if you need real estate services in the field, including: financing, rentals, and of course brokerage; I know many excellent professionals that can help you.  In addition, there is still plenty of good information and links concerning real estate available on this site.

Going forward, I will be more actively working with my wife at Jessica Shepard Photography.

What is the best affordable suburb in Oregon?

What is the best affordable suburb in Oregon? According to Business Week, it is in Beaverton at Oak Hills.

Median family income: $92,884
Median home price: $289,950
Unemployment rate: 9%
Violent crime index: 18

Oak Hills is one of the nicer neighborhoods of Beaverton, Portland’s largest suburb with the state’s third-largest school district. The Oak Hills development, well-known locally for its active homeowners association, has single-family homes and town houses on larger-than-average lots and includes a clubhouse, swimming pool, and recreation center. It is a pedestrian-friendly area and is close to the freeway and shopping centers. Homes here have become an even better value during the recession: The average home value in the area dropped about 15% to 20% in 2009 and has stabilized, according to a local realtor.

Information about the extended and expanded home buyers tax credit

Extended and expanded home buyer tax credit

I have been including the link to the Internal Revenue Service for information about the home buyer tax credit in my monthly newsletters since the program was extended and expanded in November 2009.  I wanted to make this information more clearly available as the deadline of the credit is coming up soon.  Homebuyers need to be in a purchase contract by April 30th, 2010 with it closing no later than June 30, 2010 to take advantage of the credit.

This program goes far beyond Beaverton, Oregon and the Portland-Metro area, where I work as a real estate agent.  It is a federal program and therefore available throughout the United States.

2008 to 2009 changes in average sale prices for greater Portland-Metro counties

The Regional Multiple Listing Service annually reports changes in average sale prices for five counties in the greater Portland-Metro area.  From 2008 to 2009, all five counties had double-digit percent decreases in the average sale price of residential properties.

County Average Sale Price          Percent change from 2008 to 2009

Clackamas       $336,100                           -10.6%

Columbia         $193,300                           -16.2%

Multnomah      $285,300                           -14.0%

Washington      $281,300                          -11.1%

Yamhill            $227,300                          -14.8%

So far into 2010, January’s average sale price for all of the Portland Metropolitan area was $282,400, which is down 3.7% when compared to December 2009 and 5% when compared to January 2009.

If you are in the market to purchase a home, now is the perfect time to buy. There are plenty of properties available, sale prices have continued to drop, and interest rates are low. Additionally, if eligible, the extended and expanded home buyer’s tax credit is available if in a purchase contract by April 30, 2010 and close by June 30, 2010.
